If you’re reading this, you’re probably looking at a patch on your lawn that you can’t explain. It wasn’t there last week. The shape is irregular. Maybe the grass blades look bleached, or maybe you noticed something pink in the morning dew. You’re wondering if it’s a disease, drought stress, the dog, or something else entirely.

The good news is that most lawn diseases in our area are highly identifiable once you know what you’re looking for. The bad news is that homeowners often spray fungicide as a first response to every brown patch they see, which both wastes money and can mask the real underlying issue.

We want to walk you through the three most common diseases we diagnose on lawns in Stirling, Basking Ridge, Bernardsville, Summit, and Westfield through June and into early summer, so you can identify what you’re seeing on your own property and know what to do next.

Why June Is the Heaviest Disease Pressure Month

Before we get into identification, it helps to understand why fungal disease shows up in early summer. Three things have to be in place for a lawn disease to develop. There has to be a pathogen present (most pathogens are already in the soil at all times), there has to be a host (your grass), and there have to be environmental conditions that favor the disease.

That last factor is what changes in June. Warm humid days, warm nights, heavy morning dew, and any combination of stressors on the grass (low fertility, compaction, improper watering) create the perfect environment for fungal pathogens to wake up and do damage. May was cool enough to keep most of them inactive. By June, the conditions flip.

This is also why lawns that look identical to the eye can have very different disease pressure. The lawn that’s watered every morning, scalped weekly, and hasn’t been fed in 8 weeks is going to develop disease that the lawn next door doesn’t see at all.

Red Thread: The Most Common One, and the Easiest to Fix

What It Looks Like

Red thread is named for its most distinctive feature: thin pink or red thread-like growth at the tips of affected grass blades. You’ll usually see it in the morning when the dew is still on the lawn, and the pink color is most visible then. As the dew dries, the threads become harder to spot, but the affected areas keep their bleached, tan color.

The patches themselves are irregular in shape, often blending together rather than forming distinct circles. From a distance, the lawn looks like it has scattered tan or pinkish-tan areas that don’t match the rest. Up close, individual leaf blades look like they were dipped in light bleach with a pink tip.

Picture a lawn where someone walked through with a paint sprayer set to a light pink color and tapped the trigger randomly. That’s the visual pattern.

Why It Shows Up

Red thread is almost always a nitrogen signal. The pathogen takes hold when grass is slightly underfed, which happens commonly in June because the spring fertilization push has been used up by the rapid May growth and the lawn is now slightly depleted. Other factors that contribute include cool nights with heavy dew, slow drying conditions in the morning, and shaded areas.

Fescues are the most susceptible species, and most North Jersey lawns have a meaningful fescue component, which is why we see red thread so frequently.

What to Do

Fungicide is rarely the right response to red thread. The far more effective and cheaper approach is a balanced fertilization with a moderate nitrogen rate. Within two to three weeks, the lawn typically grows out of the disease. Continued attention to fertility, mowing height, and morning watering practices prevents it from coming back severely.

If a lawn is heavily affected and the cosmetic damage is significant, we may layer in a fungicide application to halt the spread while the fertility correction takes effect. But the fertilization is what actually fixes the underlying problem.

Dollar Spot: The Silver Dollar Pattern

What It Looks Like

Dollar spot is the easiest disease to identify by name once you’ve seen it. The patches are circular, almost perfectly round, and approximately the size of a silver dollar (about two to three inches across). They start as small bleached or straw-colored circles and can multiply quickly when conditions are right.

If you bend down and look closely at an affected area, the individual grass blades have hourglass-shaped lesions with a darker tan band running across the leaf blade. That hourglass mark is the diagnostic feature.

Imagine someone took a small round cookie cutter and stamped scattered circles into your lawn, then bleached the grass inside each circle. That’s the pattern of dollar spot. In a heavily infected lawn, the circles can merge together into larger irregular blighted areas.

Why It Shows Up

Dollar spot thrives in conditions of warm days, cool nights, and prolonged morning dew. The disease pressure is especially high in lawns that are slightly drought stressed or low in nitrogen. We see it more often on lawns that have automatic irrigation systems running short cycles in the evening, because the lawn stays wet overnight without ever getting a deep watering.

It tends to favor lawns with a strong rye grass component, and most North Jersey lawns have some rye in the mix. Once it’s established, dollar spot can spread quickly during a warm humid stretch.

What to Do

Cultural changes are the first response. Switch watering to early morning only (between 4 and 8 AM), water deeply and less frequently (one or two long sessions per week instead of daily light watering), and bring the fertility up to moderate levels. These changes alone can resolve light infections.

For active or spreading dollar spot, a targeted fungicide application is usually warranted. The window matters. Fungicide applied at the first signs is far more effective than fungicide applied after the disease has spread across half the lawn. If you’re seeing the silver-dollar pattern starting, this is the time to act.

Brown Patch: The Larger, More Aggressive Cousin

What It Looks Like

Brown patch typically shows up as roughly circular areas of brown or tan grass, much larger than dollar spot, often one to three feet across. In the early morning when there’s still moisture on the lawn, the outer edge of the patch often has a distinctive smoky gray or purplish ring. That ring is the active growing edge of the fungus and is the diagnostic signature for brown patch.

As the day warms and the dew burns off, the ring becomes harder to see, but the brown circular pattern remains. Within the patch, the grass blades themselves often have small irregular tan lesions with darker borders.

Picture coffee stains on a tablecloth, where each stain has a slightly darker ring around the edge. Brown patch looks like that on a larger scale on your lawn.

Why It Shows Up

Brown patch needs sustained heat and humidity to develop. Daytime temperatures consistently in the 80s, nighttime temperatures staying above 65, and high humidity for several days in a row are the trigger conditions. Tall fescue, perennial ryegrass, and Kentucky bluegrass are all susceptible.

Lawns that get too much nitrogen in early summer are especially vulnerable. The rapid lush growth from heavy spring fertilization creates a perfect host environment when the heat arrives. This is one of the reasons we don’t push heavy nitrogen in late spring on lawns prone to disease.

Brown patch tends to favor lawns with poor air circulation, areas with overhead irrigation that water at the wrong times of day, and turf with thatch buildup that holds moisture against the soil surface.

What to Do

If brown patch is active, cultural changes alone won’t stop it during a hot humid stretch. We typically recommend a targeted fungicide application with a follow-up two to three weeks later if conditions remain favorable for the disease. The fungicide doesn’t reverse the existing damage, but it stops the spread.

The longer-term solution involves adjusting fertilization timing (lighter nitrogen in late spring and early summer), improving air circulation by pruning back overhanging shrubs or trees where possible, watering deeply and only in the early morning, and improving soil drainage if water sits on the surface after rain.

The damaged areas typically recover during the fall renovation window with overseeding into the affected spots. Trying to repair brown patch damage in mid-summer rarely works because the conditions that caused the disease are still active.

Diseases People Confuse These With

Several conditions look superficially similar to these three diseases and lead homeowners to chase the wrong solution. We see this regularly, so it’s worth covering.

Dog urine damage creates circular patches of dead grass, often with a ring of dark green healthy grass around them (where the diluted urine acted as fertilizer). The circles are smaller and irregular and tend to appear in concentrated areas where the pet goes. They’re not actually disease.

Drought stress creates broad brown areas that don’t have the circular or pattern-based shape of fungal disease. It’s typically worse in full sun, on slopes, and over irrigation gaps. The grass blades feel dry and crispy rather than slimy or oily.

Grub damage in mid to late summer creates spongy areas where the grass lifts up like a carpet when you pull on it. The roots have been chewed off. This isn’t a fungal disease at all but is sometimes confused with brown patch in its earlier stages.

Insect damage from chinch bugs or sod webworms creates irregular thinning areas, but the grass blades show specific feeding patterns up close (chewed edges, hollow stems). These need insect control, not fungicide.

How We Diagnose on a Property Visit

When we walk a lawn for a disease consultation, we’re looking for several things together. The pattern of the affected areas tells us a lot. The time of day and weather conditions when the symptoms are most visible. The condition of individual grass blades up close. Soil moisture and recent watering history. Mowing height. Fertility status (we can often tell from color and growth rate). Surrounding conditions like shade, air circulation, and drainage.

A photo from your phone, ideally taken early in the morning when fungal signs are most visible, is often enough to start the diagnosis remotely. We can usually tell you what we’re likely looking at and what to do next before we even arrive.

Prevention Strategy for Next Year

If you’re dealing with one of these diseases this June, the realistic goal is to stop the spread and minimize damage this season. The longer term work is prevention strategy for next year. Here’s what we put in place for properties that have had recurring disease problems:

Soil testing in fall to identify any pH or nutrient issues that contribute to grass weakness. Fall renovation with overseeding using disease-resistant cultivars where appropriate. Adjusted fertilization timing that avoids pushing heavy nitrogen during disease-prone weather. A consistent watering schedule that delivers deep, infrequent water in the early morning only. Mowing height kept at 3.5 to 4 inches through summer. Sharp mower blades. Annual aeration to relieve compaction and improve soil air exchange.

None of these are individually dramatic. Together, they shift the lawn from a vulnerable disease host into a resilient one.

What to Photograph for an Accurate Remote Diagnosis

First, a wide shot from about 10 feet away showing the affected area in context with the rest of the lawn. This shows us the shape and pattern. Second, a close shot from about three feet away showing the boundary between affected and healthy grass. This shows us the transition zone, which is often where disease signatures are clearest. Third, an extreme close-up showing individual grass blades within the affected area. This shows us the leaf-level damage, which is what definitively identifies most diseases.

Morning shots are far more useful than afternoon shots, because most fungal signs (red threads, smoky rings, mycelium) are most visible when the grass is still wet with dew. By 10 AM, many of those signs are gone. If you can grab the photos before 8 AM on a humid morning, the diagnosis is much more reliable.

It also helps to include a quick note about: when you first noticed the spot, how much it has spread since then, what your watering and mowing schedule looks like, whether the area is sun or shade, and whether any pets use it. A 30-second voice note often gives us more useful information than a long text would.

Common Questions Homeowners Ask About Lawn Disease

Do I need fungicide for every brown spot I see? Almost never. Most brown spots aren’t fungal disease. And when they are, fungicide is only one tool. Many disease cases resolve with fertility and cultural changes alone. Spraying first without diagnosing usually wastes money.

Will my lawn fully recover from these diseases? Most do, yes. Red thread typically clears within a few weeks of treatment. Dollar spot recovers similarly. Brown patch leaves behind damaged areas that need overseeding during fall renovation. None of these are permanent damage if caught and managed.

Can I treat this myself with products from the store? You can buy fungicides at home centers, but the active ingredients and concentrations are typically weaker than professional products, and the timing tends to be wrong because most homeowners spray reactively rather than at the early-symptom stage when treatment is most effective. We see better results from cultural changes than from DIY fungicide in most cases.

How long does it take for a fungicide treatment to show results? A properly applied fungicide stops disease spread within a few days, but it doesn’t reverse the existing damage. The already-affected grass will stay discolored until new growth replaces it. Visible recovery typically takes 2 to 4 weeks depending on the disease and the lawn’s growth rate.

How do I keep this from happening every year? Long-term prevention is mostly cultural: proper mowing height, early morning watering only, soil testing and pH correction, fall aeration and overseeding with disease-resistant cultivars, and avoiding heavy spring nitrogen on lawns prone to brown patch. None of these are dramatic individually, but they shift the lawn from vulnerable to resilient.
